Protecting Your Interest In Real Estate Closings

When a property changes hands, the buyer, the seller, the financing company, the insurance company, the municipality and the state all have their own agenda. Who will protect your interests?

For more than 80 years, the attorneys of The Pellegrino Law Firm P.C., in New Haven, Connecticut, have protected the interests of clients in commercial and residential real estate closings. Whether you are the buyer or seller, you can depend on us for thorough, thoughtful and effective legal counsel.

Our Presale Services

Our real estate lawyers review the listing agreement between the homeowners and the real estate agent, or advise the homeowners on how to sell a property themselves. Our services include negotiating, reviewing or drafting contracts to purchase or sell any piece of real estate, and advising a client on their mortgage financing options. We often refer clients to reputable mortgage brokers or lenders and are available to review the financing options presented to them.

A commercial client was refinancing his mortgage. Although he had excellent credit, the mortgage broker tried to put him into a subprime mortgage. Our client asked us to review the financing plans. We told him directly that he could get a much better loan. He ended up paying a fraction of what he otherwise would have paid. Although he is an intelligent and successful businessperson, he had no idea he was being taken advantage of until he talked to us. That’s the level of service we provide in real estate closings.

Resolving Issues After The Contract Has Been Signed

We also deal with any issues that come up with a house after a property purchase agreement has been signed.

We perform due diligence, investigating the permitted uses of the property, based on local land use and zoning laws. For sellers, our goal is to mitigate potential liability after the sale. From the perspective of buyers, we want the sellers to warrant the condition of the property as much as possible. For example, we will ask the seller to warrant that there are no underground storage tanks on the property.
